Commercial Holiday Light Installation in Northwest Arkansas
Storefronts, office parks and whole HOA communities.
One point of contact, one written scope, and a crew that comes back through the season to check the work. Your customers see a finished frontage in the first week of December, not a ladder at midday.
Power Is the First Question, Not the Last
The Lighting Master is a family-owned Christmas light and landscape lighting installation company based in Fayetteville, Arkansas, serving homeowners, businesses and HOAs throughout Washington and Benton counties in Northwest Arkansas. Around eighteen of the properties we look after every season are commercial or community sites.
On a house, power is usually solved before anyone asks. On a commercial building it is the thing that decides the whole design. Which exterior outlets are actually live. Whether they are switched from inside, on a timer, or on a photocell that fights you. Whether the entrance canopy has anything behind the fascia to clip to. Whether the run to the far end of the frontage is inside the 240 feet a C9 line can carry before the voltage drops and the last bulbs go dim.
None of that is visible in a photograph, which is why every bid we write starts with somebody standing on the property. It is also why quotes for the same building can differ by a factor of three.

What We Light for Businesses, HOAs and POAs
Storefronts and Retail
Rooflines, entrances and window frames scheduled during the day, so customers see the finished frontage rather than the work in progress.
HOA and POA Communities
Entrances, common areas and, where the board wants it, every home in the neighborhood to one specification. One contract, one crew, one look across every property.
Office Parks and Campuses
Multiple buildings under a single scope and a single invoice, rather than four contractors arriving on four different days with four different ideas of white.
Takedown, Repair and Storage
Everything comes down in January, gets tested and repaired, and lives in our warehouse until next November. Nothing takes up your storage and nothing is your problem in the off season.
How a Commercial Job Runs
The walk
We come out and walk the property, in person. We check which outlets are live and how they are controlled, read the roofline, and find where a covered gutter needs magnet clips instead of ring clips.
The written scope
You get a fixed written scope and a fixed price before anything is ordered. For HOA boards that means something you can take to a meeting and vote on, with proof of insurance attached.
The install
Our own crew, commercial grade product, scheduled around your hours. Nothing is subcontracted out to a second team working to a different standard.
The season
Crews check between 25 and 40 properties a night through December. If a run fails on your frontage, in most cases we have already seen it and fixed it before anyone calls us.
Why Two Bids for the Same Building Differ Threefold
There are somewhere between 100 and 120 lighting installers working in these two counties. In our experience around 70 percent of them have been in business 5 years or less, and 3 or 4 have been at it longer than 10. That range is most of the answer.
The rest of it is what the price actually contains. A quote that covers labor and nothing else will always look cheaper than one that covers the product, the install, repairs through the season, the January takedown and a year of storage. The second quote is not more expensive, it is a different thing being sold. Ask any bid you receive which of those five it includes.
Insurance is the other half. Work at height on a commercial roof carries real exposure, and a single fall claim runs into tens of thousands. A contractor priced as though that risk does not exist has simply moved it onto your property.
What Our Customers Say
Tell Us About the Property
Send us the address and roughly what you are picturing. We will come out, walk it in person, and come back with a fixed written scope and a price. There is no charge for the visit and no obligation attached to it.
For HOA and POA boards, we can supply proof of insurance and a scope written for a board vote before any work is agreed.

Commercial and HOA Questions, Answered
Do you light entire HOA neighborhoods, not just the entrance?
Yes, the entrance and common areas. We take those under one contract, agree a single specification with the board, and install with our own crew so they stay consistent. Individual homes are still lit to what each owner wants. Where a board wants the entrance only, that works too, but the common failure we get called in to fix is a neighborhood lit by several contractors to several standards.
Can you supply proof of insurance and a written scope for our board?
Yes, both, before anything is agreed. Boards are spending other people’s money and need something they can vote on and file. A verbal number on a business card is not that.
What happens if a section goes out during December?
Our crews are out most nights through the season checking between 25 and 40 properties, so in most cases we find it first. If you find it first, call us and we come out. The year we moved to night inspections, customer reported service calls across the whole book fell from 31 to 11 in the same pre Christmas window.
Who owns the lights, us or you?
You do. The product is yours from the first season, which is why renewal pricing drops considerably after year one. We store it in our warehouse between seasons rather than leaving it with you, so it does not occupy space on your site.
When should a commercial property book?
Earlier than a house. Multi building and community work needs lead time for board approvals, materials and scheduling, and the December calendar fills from early fall. Booking in September or October means choosing your install window rather than accepting what is left. Let us install in August or September and you take 15 percent off the season. October is 10 percent off.
Do you attach anything permanently to the building?
No. Nothing is glued to your property. We have not used hot glue since around 2002, after watching it pull the face off porous brick and tear the bases off bulbs. Everything is clipped and everything comes off clean in January.
Which towns do you cover for commercial work?
Washington and Benton counties. That includes Fayetteville, Bentonville, Rogers and Springdale, and the smaller towns between them. If you are not sure whether your site is in range, call and ask rather than assuming it is not.
Do you do landscape lighting for commercial properties and HOA common areas?
Yes. Entrances, monument signs, clubhouses, walkways and the planting around them. Commercial landscape lighting runs every night of the year rather than six weeks of it, so it usually does more for a property than the seasonal work does, and it is quoted separately from Christmas lighting. Most boards take the two on in different years. The detail is on our landscape lighting page.
